Lenders, investors, and boards
For lenders, investors, and boards: protect the investment from execution risk the model does not show.
This page is for capital providers, investment committees, and boards funding or governing major construction. Torvane verifies construction condition and forecast independently of the parties building the project, and reports in plain language. Advisory only: it does not direct construction or certify payment.
Pre-commitment execution risk review
A base case can be complete on every line except the one that decides it: whether the construction plan can be built as priced, in that region, with that craft, on that sequence. Before commitment, Torvane reviews the execution plan, the schedule logic, the craft assumption, and the contracting structure, and reports the execution risks in the same terms as the rest of the case.
The output names what would have to be true for the plan to hold, and what the field would have to produce. Execution plan and bid review before sanction.
EPC capability and commitment review
A contractor's balance sheet and reference list say little about whether the team assigned to this project can execute this scope in this market. The useful questions are about the named team, its experience with the specific scope, the supervision it can actually field, the subcontract coverage behind the price, and the current load across its other work.
Torvane reviews capability against the commitment being made and reports where the two do not meet. Craft, supervision, and capability review.
Independent construction monitor and progress verification
Once construction is underway, the reporting a lender receives is produced by the parties being measured. Independent monitoring verifies physical progress against reported progress, tests rules of credit, tracks craft and supervision against the plan, and states whether the forecast is supported by achieved rates. Reporting runs on an agreed cadence, with site visits, and each conclusion carries the observation behind it.
Torvane provides this as advisory monitoring only. It does not certify payment, approve draws, direct construction, or accept quality. Progress verification and Independent Construction Monitor.
Project condition and recovery options
When a funded project slips, the questions arrive together: where is it actually, what will it take, and what are the options. A diagnostic answers the first with observed condition, the second with achieved productivity rather than planned productivity, and the third with options set out plainly, including what each requires of the sponsor, the contractor, and the capital structure.
Project condition and recovery options diagnostic is usually the first step before any restructuring conversation.
Reliance and reporting
Reports are addressed to the client. Reliance for named third parties, such as a syndicate, an investment committee, or a board, is arranged in the engagement letter before work begins, with the scope and limits of that reliance written down. Reporting format, cadence, and distribution are agreed in advance.
Fees are fixed for defined assignments and confirmed in writing; monitoring retainers are monthly. Nothing is contingent on an outcome. How the work is done, and its boundaries · the ten-day assessment · request an assessment
Frequently asked questions
What does an independent construction monitor do?
It verifies physical progress and forecast for a party that is not building the project, and reports on a fixed cadence. Torvane provides this as advisory monitoring only: it observes, verifies, and reports. It does not direct construction, certify payment, or approve draws.
How is this different from a technical advisor's report?
The focus is construction execution rather than technology or design. The questions are whether the field can produce the rates the forecast assumes, whether the craft and supervision exist, and whether reported progress matches physical condition. It is written in plain language, with the observed basis for each conclusion.
Can our credit committee rely on the report?
Reports are addressed to the client. Where named third parties need to rely on them, that reliance is arranged in the engagement letter before work begins, with its scope and limits written down. Torvane does not issue legal opinions or certifications of any kind.
